Imagine enjoying an espresso surrounded by history, sharing a bottle of Italian wine on the terrace, listening to live music or simply spending an evening with interesting, respectful and open-minded people from around the world. ⸻ A Different Kind of Hospitality After many years of hosting through Airbnb and operating a traditional Bed & Breakfast, I decided to create a completely different experience. Today I only host guests while I am personally staying in the house. Rather than running a traditional accommodation business, I prefer to share my home with like-minded adults who appreciate authentic experiences, history, culture, intelligent conversation and genuine human connections. For this reason I have significantly reduced the accommodation rates. My goal is no longer to maximize occupancy but to create a welcoming, elegant and enjoyable social atmosphere. Because this is my private residence and not a commercial hotel, every reservation request is personally reviewed. I reserve the right to accept or decline bookings based on whether I believe the guest(s) will be a good fit for the atmosphere I wish to create. To help maintain a comfortable and balanced social environment, priority is generally given to couples and to groups with a balanced mix of men and women. Solo travellers are welcome and will certainly be considered, particularly when their profile and introduction suggest they would enjoy and contribute positively to the atmosphere of the house. ⸻ Privacy & Shared Living Although the common areas are shared, the residence is exceptionally spacious (approximately 250 sqm), allowing every guest to enjoy considerable privacy. The bedrooms are separated by generous common areas, and some are located on an entirely different floor, so guests can easily enjoy their own quiet personal space. Bedroom doors do not have individual locks. The philosophy of the house is based on trust, mutual respect and consideration. However, trust is never a substitute for boundaries. Entering another guest’s room without invitation, behaving in a pushy manner, invading anyone’s privacy or failing to respect another person’s boundaries is absolutely unacceptable. This is a house where discretion, consent and respect are fundamental values. Any intrusive or disrespectful behaviour towards another guest will result in the immediate termination of the stay without refund. ⸻ Music, Friends & Social Evenings Guests may not organize parties or events at the property. From time to time I may organize small private evenings for guests and friends, sometimes including live music. Besides being your host, I am also a published musician, and music has always been one of my passions. These evenings are intended to create a relaxed atmosphere where guests can enjoy conversation, Italian wine, food and music in one of Rome’s most beautiful historic homes. Participation is always entirely optional. This is a social house—not a party house—and everyone’s comfort and privacy always come first. ⸻ House Rules & Important Information Please read carefully before requesting a reservation. * Private bedrooms with shared common areas. * No smoking inside the property. * A valid passport or government-issued ID is required for every guest at check-in, as required by Italian law. * The residence contains valuable antique furniture, paintings, books and historical decorations. Please treat every item with exceptional care. * For the protection of the historical property and to determine responsibility in the unlikely event of accidental damage, security cameras are installed only in the entrance hall and shared living room. There are no cameras whatsoever in bedrooms or bathrooms. * Please inform me in advance if any guest weighs more than 95 kg, as some original antique chairs are extremely delicate. * Late check-in after 9:00 PM: €30. * Late check-in after midnight: €50. * Air conditioning is available in the three bedrooms. * A larger refrigerator can be provided for extended stays upon request. * The building is officially protected as a historic monument by the Municipality of Rome. Therefore, a maximum of four people may use the rooftop terrace simultaneously. * As the house is located in the lively historic centre of Rome, occasional street noise should be expected. ⸻ Who Will Feel at Home Here? This home is designed for respectful, curious and open-minded adults who enjoy authentic experiences more than anonymous luxury hotels. Whether you are travelling as a couple, with friends or on your own, if you enjoy history, culture, meaningful conversations, meeting interesting people, sharing a glass of wine, listening to music and respecting personal boundaries, you will probably love staying here.
